Planning application data is sourced from English local authority planning portals. While we strive for accuracy, we cannot guarantee that all data is complete, current, or error-free. Council records may contain errors, and there may be a delay between a council decision and its appearance in Planiverse.

We reserve the right to refuse service, block access, or decline to generate or deliver a report to any individual or entity that violates these terms, engages in automated scraping, submits fraudulent payments, or otherwise abuses the service.
You may use Planiverse for lawful purposes related to planning research, site assessment, and property development analysis. You must not:
Planiverse is not designed or intended for use as the sole basis for a formal planning appeal, legal proceeding, or expert witness submission. Reports are intended as feasibility research to inform decisions about whether to proceed with a project or seek professional advice.
The Planiverse platform, brand, design, and AI systems are the intellectual property of Planiverse Intelligence Ltd. Planning application data is sourced from public records and remains public data.
Reports generated by Planiverse are licensed for your personal or professional use but may not be resold or redistributed as a standalone data product.
Planiverse is currently in a paid beta phase. The current price per report is £19 (inclusive of VAT) and is set at a discount to reflect the evolving nature of the product. We reserve the right to increase prices, modify features, and change the scope of the service as the product moves toward general release. Any price change will only apply to purchases made after the change takes effect.
By purchasing a report, you expressly request that we begin providing the service immediately. You acknowledge that, by receiving access to the digital report within the 14-day cooling-off period that would otherwise apply, you waive your statutory right to cancel the contract under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. This waiver does not affect your rights under our Refund Policy or your rights under the Consumer Rights Act 2015 in relation to faulty or misdescribed digital content.
Planiverse reports are produced using artificial intelligence (specifically, large language models) to analyse public planning data and generate the analysis, narrative, and recommendations contained in each report. The underlying data, planning application records, decisions, and constraint data, is sourced from public records published by local planning authorities and the UK government. The AI-generated analysis is intended to be accurate and useful, but is not a substitute for professional advice from a planning consultant, architect, or solicitor. You should not rely solely on the AI-generated content for material decisions without your own verification or independent professional advice.
Our total aggregate liability to you for all claims arising out of or in connection with the service or these Terms, whether in contract, tort (including negligence), breach of statutory duty, or otherwise, shall be limited to the greater of (a) the total fees paid by you for the specific report giving rise to the claim, or (b) £500.
Nothing in these Terms excludes or limits our liability for: (i) death or personal injury caused by our negligence; (ii) fraud or fraudulent misrepresentation; (iii) any other liability which cannot be excluded or limited under English law.
We may update these terms from time to time. Continued use of the service after changes constitutes acceptance of the updated terms. Any material changes will be posted on this page and reflected by the "last updated" date at the top before they take effect.
These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms or your use of the service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
