    Is this planning advice?
    No — we're not planning consultants and your report isn't a substitute for one. It's intelligence: what your council has done with similar projects nearby. Many homeowners use it to decide whether they need professional advice, and what to ask when they get it.
    How accurate is the data?
    Planning decisions come straight from your council's planning portal, updated regularly. AI generates the analysis around the data; the underlying decisions are public record and every report links to them.
    What if the report isn't useful?
    Email us within 14 days and we'll refund you. No questions, no forms.
    Will this work for my property?
    We cover every major English planning authority — districts, unitaries, London and metropolitan boroughs, and most National Parks. We're built around householder applications: extensions, loft conversions, change of use, outbuildings, conservation work. Larger schemes work too but the report is most useful for homes.
